My Story

Who is Raj Pal Singh Kharabanda?

Welcome to my website.

If we haven’t met yet, let me share a quick story about how I got here. I’m an early-80s kid (though people say I look younger—let’s hope that lasts!). After years away, I returned to my hometown, Frankfurt am Main, and built a hotel business completely from scratch. Funny thing? I never planned to be in hospitality—but life had other plans for me. And that twist changed everything.

​Although no one in my network had any experience in hospitality, our hotel took off with flying colors. But let me tell you—it wasn’t easy. It took countless hours, sleepless nights, and endless attention to detail before we could finally welcome our very first guests.

​If you’re in the hospitality industry, you know exactly what I mean: everything has to be almost perfect—clean, neat, attractive, comfortable, seamless, and yes, even a little elegant. Guests want more than a room—they want to feel special and at home at the same time. And creating that magic? That’s an art.

​The first weeks were tough. Honestly, I expected nothing but glowing reviews—after all, everything was brand new: the building, the beds, the curtains, the floors. It even smelled new! So I thought, What could possibly go wrong?

But hospitality has a way of humbling you. No matter how perfect things seem, there’s always something a guest can point out. And sure enough, we received a few negative reviews.

​I’ll admit—I was both curious and annoyed. In this business, you pour your heart into making guests happy. You give your best, anticipate their needs, and strive to create a flawless experience. Yet sometimes, it’s still not enough—and you get smacked with criticism for reasons you can’t always control.

The Shift

That’s when I became obsessed with finding the answers. How do you get glowing reviews? How do you increase direct bookings and cut down those painful OTA commissions? How do you turn guests into loyal fans who come back—and even send their friends?

To crack the code, I knew I had to go all in. I invested countless hours researching, meeting with decision-makers, interviewing experts, and experimenting with strategies. Some worked. Some didn’t. But every step taught me something valuable.

When I finally discovered which strategies worked best, I went all in. The results? Nothing short of game-changing. Our direct bookings increased, reviews turned glowing, and revenue followed. That’s when I realized—I had created a proven framework that could turn any accommodation business into a success story.

​So, I dove deep into personal growth, becoming a certified Life Coach and a Master Practitioner in Neuro-Linguistic Programming (NLP). And honestly? This has brought me immense fulfillment. There’s nothing more rewarding than watching someone go from struggling… to absolutely crushing it in every area of life.

​During my Life Coach training, I felt inspired to put my thoughts into writing—and that’s how my first book was born (long before the AI boom!). It’s called Challenge Life – Explore – Give – Enjoy: How to Take Action with One Mind, Body, and Soul.

​In this book, I share the mindset shifts needed to transform from a chronic procrastinator into a relentless "Action Taker"—someone who wins the battle against hesitation over and over again.
